City of Longwood

The City of Longwood, located in Seminole County Florida, selected ACi Architects as their Real Estate Development Manager / Planner / Design Architect for creating a Historic Downtown Longwood. The new public-private-partnership deal would create a tax base strategy and master development plan for a new downtown district and SunRail station.

The City of Longwood Master Plan develops an economic cluster combining retail shopping, bar and restaurants, healthcare from South Seminole Hospital connected by the Longwood SunRail station and U.S. 17-92.  Ultimately, The City of Longwood Downtown Master Plan resulted in the following:


  • Public Engagement Process for Community Guidance/Approvals
  • Public-Private Targeted Investment Strategy for TOD
  • Placemaking Concepts for a mixed-use TOD, Retail Center & Historic District
  • Implementation by private sector acquisition of 2 TOD sites for a New P3 $30 million Multi- family, Live-Work, Retail, Parking Garage & New $20 million Active Senior Housing Complex
  • New Planning/Design Standards
  • Increased Comprehensive Plan Densities
  • Support Analysis of New FDOT-City Land Acquisition
  • Architecture/Engineering Services
  • P3 Strategy for Adaptive Re-use of Police Station Conversion to Private Use
  • Developer Submittals Review/Evaluation
